Dale Smigelsky has done an outstanding job in getting our house sold in Steamboat Springs, Colorado. He truly goes well beyond the efforts of all the agents that I know. He responded to plumbing emergencies right before closing and worked with an agent on the other side who was somewhat new. He was able to put together this closing amid many obstacles. He provided very good advice regarding the best techniques for getting our house sold including a price reduction that was very well timed that attracted the buyers. I have worked many real estate deals and have made a lot of money on real estate. Resourceful, professional and diligent!

We hired Brent Hedrick as our buyer’s broker once we had chosen a ranch property we wanted to make an offer on. We had a lot of questions around the valuation of the property and particularly around the validity of the associated water rights. I wanted to take a few minutes to tell you about my experience with Jeff Garrett with Hayden Outdoors as my buying and selling agent. In 2011 we were in search of a farm to purchase for my recreational use and also as an investment. We found several farms in South Dakota that looked interesting. Jeff Garrett came recommended as an agent at that time as he has been in the business quite some time and also had a “banking” background which proves invaluable in many ways in a deal. We started looking at 400 acre parcels and through many days and weeks of negotiation ended up purchasing a 2200 acre parcel. The expertise that Jeff brought to the table in regard to land selection that fit my needs, cost per acre value analysis, trend analysis in regard to land prices and buyer to seller negotiation skills where in valuable during this deal. I could not have been happier through the experience as Jeff was professional, knowledgeable and personable. The follow-up to questions with relevant answers and “unasked” opinions on questions I did not even know to ask were extremely valuable. Jeff knew what to look for in a good property similar to information a qualified inspector would give in a house or building inspection. Dotted all the i ‘s and crossed all the t’s. Over the years, Jeff and I kept casually in touch and when it was time for us to become “a seller” he was our first call. We made it quite difficult for Jeff as we really did not want to sell, but it was time for us to move on as a family and do some other things if the price was right. Given that I did not want to sell, we put a very high price on the farm which was over and above any price that the county had ever sold for on a cost per acre basis. Jeff went about his work looking for the special buyer through great marketing in print media, MLS, personal networking that comes with decades of experience and video which was used on the web site and as a featured real estate program on TV. The marketing of the property was over the top and Jeff and his organization were on it the entire time. Once marketed, Jeff did a great job of qualifying and evaluating prospective buyers so that we were not burdened with offers or prospective buyers that simply would not or could not get the finish line. We appreciated him filtering out those prospects. He was fantastic at the actual negotiation piece on our final offer whereas there were several back and fourth’s on price as well as many nuances in the deal that an inexperienced agent would not have been able to manage or to get the deal to the finish line. Many of these nuances we found out after closing as Jeff did it in the course of the daily management of the buyers needs, shielding us from day to day issues in regard to the sale. Because he had been the buyer agent for me, I knew how he managed these deals through the process seamlessly to the closing table. Once closed, Jeff did not go away as he was and still is always available for follow-up questions and commentary. We ended up closing our deal within 2% of our original asking price. If you are considering selling or buying a ranch, farm or land of any kind from $500,000 to $50,000,000 I would highly recommend Jeff Garret as your agent. One of the things that is paramount in any relationship is trust and Jeff tells it like it is even if it is not to Jeff’s advantage to do so. These are the kind of people you want on your team when you are trying to sell or buy your property.
