Location

Canon City is about 30 minutes away and is a great place to shop for all your necessities! You can also go fishing in the Arkansas River, which is famous for its world-class fly fishing! Westcliffe is also about 30 minutes away has great hiking, fishing and shopping, and dining too.  

The Home

The Land

Water Rights

About 125 acres can be irrigated from the Harrigan Ditch, which is the #7 water right from Hardscrabble. There are nine risers and an underground irrigation system for the irrigated land. Hardscrabble Creek runs through the eastern part of the property that is active about seven months of the year. There is tunnel access under the road to gain access to this creek area for livestock water.

Custer County

The Deweese Reservoir lies at the north end of the Wet Mountain Valley.
