Established in 1948 the Schell Ranch was created by the late Sam Schell who had ideas and childhood dreams of owning his own ranch in Oklahoma. Sam built this ranch with his family after returning home from World War II and the ranch is still intact and in operation today by family.  Over the years the ranch has seen some improvements but the integrity of the history to this ranch is still prevalent today. Hayden Outdoors is proud to offer this great ranch to the real estate market as this is the first time since being established that its ever been offered for sale. The Schell Ranch is located in the eastern edge of Osage County and consists of 1127 acres of a combination of ranch land and recreational property. Currently running 150 head of cattle the ranch offers seven rotational pastures with heavy built sorting pens and numerous barns that was created over the years to establish the ranch headquarters. A modest ranch home was built in the late 1920's and has seen some modifications over the years. The Little Candy Creek and its tributaries flow through the ranch for nearly two miles. The creek provides the ranch an excellent natural resource with an additional eight ponds that help support the livestock and wildlife. Along with all the ponds and natural water resources there are numerous older water wells with the ranch headquarters being supplied by a local rural water source. Hunting on the ranch consists of whitetail deer, eastern wild turkey and native small game. The habitat on the ranch is excellent with heavy covered bedding areas, deep hardwood valleys, hardwood ridge tops and low creek bottom soils. Food plots can easily be established throughout this creek bottom as open pockets of grass that could easily be converted into great food sources for wildlife. The ranch offers easy access throughout with trails and graveled roads and paved access. The ranch offers all methods of hunting from the bow hunter to the long range shooter. Vast areas that stretch across the Little Candy Creek Valley offer great long range shooting opportunities for the hunter or target shooting. Over two miles of County Road frontage on CR2075 is included with the ranch. One mile of this County Road is graveled with the remaining miles being all paved. Public utilities are onsite in some areas with others being nearby. With all of the available frontage and utilities this ranch offers some potential development.

Drive time to the Schell Ranch from I75 is 5 miles, from Bartlesville is 15-20 minute drive,  Owasso is 35 minute drive and the distance from Downtown Tulsa is a 40 minute drive.  A private rural ranch that is still close to all the amenities of the city.
