San Juan Creek

This 40 acre recreational property is located near Tracy mountain on the Eastern flank of the La Garita Mountains just 20 minutes SW of Saguache, CO. The property is bordered by BLM public land on two sides, and the Rio Grande National Forest is located just 10 minutes West of the property. It sits in a secluded canyon off of County Road 44 (San Juan Creek Road).

Land

The land is made up of rolling hills and a creek bottom.  There’s a seasonal creek that flows right through the property (San Juan Creek).  This creek only flows in the Spring and early Summer, depending on snowfall and rain.  The property is surrounded by pinyon and Juniper covered hills.  Along the creek there’s a variety of trees growing, including a small Aspen grove, and a Cottonwood grove intermingled together.  Which indicates the presence of water under the ground.   Along with one of the largest Aspen trees I’ve ever seen.  From the hill top flat there’s a very nice view of Tracy Mountain and the San Luis Valley below.  San Juan Creek Road is only traversable by high clearance 4×4 vehicles.  Cars are not recommended on this road.  Please note:  there is no HOA or covenants to contend with here.  There also isn’t Electric lines/ or Service nearby, making it a off-grid only property.

Recreation

Being located in GMU 68, makes this property a desirable recreational destination.  Since it’s one of last game management units in the San Juan Mountains to offer OTC archery elk tags.  Along with OTC 2nd and 3rd rifle season elk tags. There are good numbers of Mule Deer and Elk in this area, and lots of public land surrounding this property.  In fact, the majority of this GMU is public.  There are many 100’s of miles of Jeep trails in this area to explore from San Juan Creek Road.  Which makes this property a perfect base camp for the adventurous outdoorsman.

Location

Located 3 hours SW of Colorado Springs, 3 hours  40 minutes SW of Denver, and 2 hours 55 minutes W of Pueblo.  Saguache, CO has several gas stations, a grocery store, and a motel.  It’s also a 6 hour drive from Amarillo, TX.
