  Cataloochee ranch +/- 349 acres, is located just 20 minutes outside Trinidad, Colorado.  Cataloochee is a Cherokee phrase meaning "wave upon wave of mountains", and perfectly sums up this magnificent piece of property.  If you've been looking for a larger piece of recreational land, this property may be just what you've been searching for.  Just 20 minutes from downtown Trinidad, and yet it feels like it is in the middle of the wilderness.  Private dirt roads access the property from paved Las Animas County road 57.7.  Cataloochee ranch is comprised of mountains, canyons, and flat top mesas.  There are several stock ponds that fill up with water when there is adequate rainfall, or from snow melt.  These ponds really attract wildlife.  The vegetation on the property consists of mature ponderosa pines, pinons, cedars, junipers, mountain mahogany, and gambel oak, along with native grasses.

  In this immediate area you can find some very large bull elk.  Bulls have been harvested up to 380 inches and larger in this area.  Game Management Unit 85 offers over the counter bull elk tags for the Archery, 2nd, and 3rd rifle seasons.  Bear tags can be bought over the counter with caps during the Archery, and Muzzle Loader seasons, and are sold unlimited to hunters possessing a 1st, 2nd, 3rd, and 4th Rifle season Elk or Deer tag.  Deer tags are available through the draw, however this ranch will qualify for 2 Deer voucher applications, if enrolled in the Landowner Preference Program through Colorado Parks and Wildlife.  There are some unimproved ATV/Jeep roads that meander through Cataloochee ranch, allowing easy access to the middle and southern portions of the property by Jeep or ATV.  There is a graded development road that runs through the western edge of the ranch, which gives access to the property from County road 57.7.  This road is a Private road, for property owners only!  This ranch borders over 2,600 acres of LANDLOCKED BLM Public Lands on it's Northern and Eastern boundary!  Giving you access to not only your own +/-349 acres, but direct access to an additional 2,600 acres of Public Land.  At $1,100 per acre, this property would be very hard to replicate anywhere else in the mountains of Colorado.  The BLM Land Cataloochee borders is the largest parcel of BLM land located anywhere south of the Spanish Peaks inside of game management unit 85.  This means that you would have to look far to the north and west to find any other large parcels of Public Land.  It is a one of a kind property!  If you've been looking to develop your very own hunting preserve at an affordable price, don't let this one pass you by.  Call for a qualified showing today!
