Blue Water Canyon - SOLD

Blue Water Canyon - Sealed Bid Auction - SOLD!

Located in Southeastern Colorado, this 600 acre ranch is one of the most unique and productive hunting properties on the market today.  With a mix of deep canyons, natural springs, grasslands and trees, Blue Water Canyon is a hunter's paradise!  The only thing more diverse than this properties' terrain is the variety of big game animals that call it home.  With trophy elk, mule deer, bear, mountain lion, and bighorn sheep all residing in Blue Water Canyon, this property has something for every style of hunter. Words can't explain how dynamic and unique this canyon country is.  The north and east facing cliffs offer the perfect shelter for trophy bucks and bulls when they are done feeding in the pinion pine and juniper covered grassland.  The impressive cliffs and ridges in Blue Water Canyon offer the perfect vantage points to spot and stock the multitude of animals that inhabit this area.  Perhaps the most important feature of this property is the live water!  With natural springs, holding ponds and year around water in the canyons, this ranch has everything needed to hold trophy animals.

Once inhabited by the Native Americans this pristine ranch is far from the crowds, but close enough to the Front Range that this property is just an hour drive from Trinidad or Pueblo, Colorado.  This area is given the most liberal bag limits and season dates in North America for Elk!  Located in an over-the-counter, Plains Elk Unit, future owners can hunt the property for 5 full months (Sept 1- Jan 31) with their weapon of choice.  This means bow hunter or rifle, bring your friends and family, whoever, whenever!  The ranch also qualifies for land owner preference drawing deer tags annually.  For those hunters that have been collecting preference points for bighorn sheep, this could the perfect private piece to hunt some of the least pressured sheep in the state!

While no improvements exist on the ranch now, the ease of access and close proximity of electricity make building your getaway home a simple and inexpensive proposition.  The road to the ranch is dirt, but is well maintained and has electricity lines run along it.  With prime building sites available on the flat grasslands on top of the canyon, they make for the perfect mix of privacy, easy access, and tremendous views.

This auction has a published minimum bid of $272,000, making this the best value hunting property in the state, hands down.
