Getting It Done

Understands how to market a rural property
Honestly we feel thru prayer and a break from the pressure to work with a system that just wanted to list our property and throw it out there, we noticed a nice clean black truck with the name “Hayden Outdoors Real Estate” with a Lecompton phone number and address just two miles from our home. Kim and I looked at each other. We picked up the phone and called the phone number. We met with Shad Sheldon within a couple of days. We shared our frustration about the marketing of our home outside the parameters of the MLS system. I can’t tell you how comforting it was when Shad finished our sentences; understanding exactly what the issues were for us. We have been marketed by Hayden Outdoors for 4 months and have had 5 families show interest in the home; with a 6th showing for next week. All of these showings have been with serious, well qualified buyers. This company understands how to market a rural property and spends the money to do so.

Wow! I just cannot say enough about Shad Sheldon! What an all-around great guy and real estate agent . He made buying our new property not only straight forward and easy, but also a lot of fun! He made himself readily available and answered all our questions step-by-step since we were very new to the land buying market, and knew nothing about the process. When my wife saw the land, we eventually bought through Shad on the internet...It had only been listed for 3 days; and I called Shad for the first time that day, and he immediately met us on the property for a tour in the pouring rain (since that was the only day that worked for my crazy schedule)! My wife and I stayed up late that night discussing our dream land and if we should take the plunge. We even called Shad late that night to ask more questions on how the process worked, and he helped us start the paperwork that same night! Shad guided us through the process and everything went smoothly - and we got the fair price we wanted. Even after Shad knew we were closing, he still took my wife and I and our two young children on an ATV ride through the whole property, so we knew the boundaries and felt comfortable. I would definitely work with Shad again.

What An Adventure
In April 2012 my wife and I started searching for a ranch in northwest New Mexico and/or southwest Colorado. We both were familiar with the area and liked it very much. Our search started using the internet. In a few weeks we identified several potential properties for sale in the area. Two of which were listed by Greg Liddle of Hayden Outdoors. Greg was contacted and we scheduled a visit. I had given Greg a long list of questions that needed answered by arrival time. As we pulled up to the gate there was Greg sitting in the driver's seat of his Polaris Ranger 800 crew, ready to go. Not only did he have a nice folder to hand me with excellent maps and answers to all my questions, he had also packed a lunch for us and a cooler full of water and Gatorade. What a great day we had. Greg knew the ranches like the back of his hand. We spent several hours that day touring the hills and valleys of each ranch. Greg was the consummate professional. Being an avid outdoorsman like myself, he keyed in on the features we were most interested in. I deal with a lot of professionals in my business, but none better than Greg. We really like the two ranches Greg showed us that day and told Greg we wanted to make an offer, but needed answers to another long list of questions. Greg never batted an eye, just smiled and said you will have everything in one or two days. True to his word he emailed us a response to all of the questions the next day. We then made an offer with several demands, such as a survey of each property. Once again, Greg smiled and said I will get back with you soon. In two days he secured everything we asked for. I truly believe Greg sees every obstacle as an opportunity. As we closed the deal for both ranches, I became aware that Colorado does not let the new owner carry over deer tags from past owners. I was alarmed and called Greg and told him it was important I have at least one Colorado deer tag. He just laughed and said I already secured one for you. He knew what I needed before I did and already had it lined up. I then had one more big favor to ask of him, my dad who is 87 wanted to come out elk hunting that fall and I could be there due to my business travels. Greg about fell over with joy when I asked him if he would take my 87 year old dad elk hunting on the ranch for me. Not onlly did he take my dad out hunting, he called in a beautiful 6x6 bull that my dad harvested the second evening of their hunt. I can assure anyone and everyone that deals with Greg Liddle of Hayden Outdoors that you will not find a better individual who truly cares for his clients and works very hard to satisfy every concern that comes up in a real estate deal. I never heard one complaint from Greg in all my dealings, he knows what it takes to satisfy customers and is willing to go the extra mile. Consistency and Honesty
The purpose of this letter is to recommend and congratulate the Hayden Outdoors Team, headed by John Leo Hayden and Dax Hayden for the successful sale of the Dunne Valley Ranch. My name is Steve Dunne, President of Dunne, Inc. the owner of the 21,000+ acre Dunne Valley Ranch located on the Oklahoma border south of Dodge City, Kansas. The ranch has been in our family since 1941 and after much soul searching my two brothers and eight cousins came to the conclusion that holding on to the ranch for prosperity sake created more potential for family strife than selling. Since none of us had any interest in the cattle business it was just too valuable of a piece of property to be split amongst literally dozens of future nieces, nephews, grandchildren, etc.. As one might imagine, this was not an easy decision. Our goal was to keep part or all of the minerals, and to sell the surface. When looking for a broker to list the property, we wanted to be sure that they would reach out nationally, if not internationally. In addition we required someone familiar with ranches and ranching, not just a broker willing to sell it for the lowest commission. My research pointed to Hayden Outdoors for their recent sales in the area, like The Box Ranch. I contracted Hayden Outdoors and they came and met me in Wichita. We listed with Hayden Outdoors and they began an extensive marketing campaign. The ranch was shown to 20+ potential buyers over the term of the listing, and John Leo Hayden kept me informed of showings, potential negotiations and of course all offers. The land was listed for eighteen months and a successful sale was closed in August of this year. Like any good broker, Leo brought me every offer regardless of the amount, but where Leo rose above the typical broker was his advice to me on those offers. Instead of encouraging me to take the first low ball offer that came in the door to make a fast (and sizable commission), he would say “Steve I am telling you your ranch is nicer than that, it is worth the money you are asking!” and by golly after lots of blood, sweat and tears we got damn near all of it! Ultimately we ended up with top dollar for the surface and kept all the minerals for future generations. John Leo Hayden, Dax Hayden and the entire Hayden Outdoors team worked tirelessly and greatly helped in selling the property. By Our Side
My family has known Justin Hertzel since his high school days. In our minds, he has established himself as a person of high integrity, with strong family values, and with the motivation to get jobs done. So, when we started looking for Sandhills ranch property, Justin was the person we wanted on “our side,” representing us in the transaction and helping us evaluate various properties for possible purchase, revealing the pros and cons of each. In retrospect, we got the process of finding the property and enacting the purchase done quite quickly, a reflection on both circumstances and availabilities and, particularly, Justin’s attention and service to our needs. I'd highly recommend Jaci Digby to anyone and everyone who is looking for a motivated salesperson to sell their property. I owned about forty undeveloped acres in northern Albany County that I tried to sell for two years on my own. Yes, there were interested parties, but I was unable to close the deal so decided to list it through a realtor. I found Jaci Digby via an ad in the newspaper, and knew I had found an experienced professional as soon as I met her! Jaci identified a buyer the first day she listed my property! When that buyer fell through, she had a list of others who were also interested. Never for a moment did I doubt that she would sell my land, and within a month, she had found a qualified buyer and we closed the deal just 6 weeks after Jaci listed it. Further, I plan to list my other properties through her when the time comes to sell them. Jaci did an excellent job managing all the closing paperwork also.
