Can't Say Thanks Enough

Consistency and Honesty
The purpose of this letter is to recommend and congratulate the Hayden Outdoors Team, headed by John Leo Hayden and Dax Hayden for the successful sale of the Dunne Valley Ranch. My name is Steve Dunne, President of Dunne, Inc. the owner of the 21,000+ acre Dunne Valley Ranch located on the Oklahoma border south of Dodge City, Kansas. The ranch has been in our family since 1941 and after much soul searching my two brothers and eight cousins came to the conclusion that holding on to the ranch for prosperity sake created more potential for family strife than selling. Since none of us had any interest in the cattle business it was just too valuable of a piece of property to be split amongst literally dozens of future nieces, nephews, grandchildren, etc.. As one might imagine, this was not an easy decision. Our goal was to keep part or all of the minerals, and to sell the surface. When looking for a broker to list the property, we wanted to be sure that they would reach out nationally, if not internationally. In addition we required someone familiar with ranches and ranching, not just a broker willing to sell it for the lowest commission. My research pointed to Hayden Outdoors for their recent sales in the area, like The Box Ranch. I contracted Hayden Outdoors and they came and met me in Wichita. We listed with Hayden Outdoors and they began an extensive marketing campaign. The ranch was shown to 20+ potential buyers over the term of the listing, and John Leo Hayden kept me informed of showings, potential negotiations and of course all offers. The land was listed for eighteen months and a successful sale was closed in August of this year. Like any good broker, Leo brought me every offer regardless of the amount, but where Leo rose above the typical broker was his advice to me on those offers. Instead of encouraging me to take the first low ball offer that came in the door to make a fast (and sizable commission), he would say “Steve I am telling you your ranch is nicer than that, it is worth the money you are asking!” and by golly after lots of blood, sweat and tears we got damn near all of it! Ultimately we ended up with top dollar for the surface and kept all the minerals for future generations. John Leo Hayden, Dax Hayden and the entire Hayden Outdoors team worked tirelessly and greatly helped in selling the property. Proud of my Purchase
You work your entire adult life with an end game in mind for retirement and you don't want to make a mistake. You have been deciding exactly what game you want to pursue on "your" land and how to go about making that happen. Along the way the girls get married and you add two son-in-laws that both hunt. You are trying to plan a long term lasting "adventure" that will be a legacy for your family. I must have changed my mind a dozen times and I still did not know exactly what I wanted for sure. Along comes Greg Liddle. He has the land that will supply multiple hunting adventures and the pictures and stories to back that claim up. There are Elk, Mule Deer, Antelope, Bear, Coyote, Mountain Lion, Turkey, Quail on the comeback, and if you like to fish for Koi, you have a pond full to test your skills! I have been in retail for 40 years. He seemed genuine, not slick, confident in his claim, and invited me to take a tour in February. Time to get serious. Six inches of fresh snow on the ground, Greg met Mark and me at the airport in Trinidad. He was pulling a trailer with a 900 Ranger riding neatly on board. With a cup of fresh coffee and a roll in hand, we drove the 60 miles to the ranch. Now Greg had explained the ranch in detail and each mile we drove, I expected a dramatic change in the landscape. I was thinking that I may have made a mistake, not at all what I had envisioned. When we pulled into the ranch yard, I didn't have to spend much time there, I wasn't buying a house, even though the pole barn was fantastic, I was buying the adventure. The tour proved to unlock all of the possibilities that Greg had explained. With the fresh snow, it was evident that the land held a population of Elk and Deer. Tracks were numerous and the cover the ranch provided made it easy to picture the hunting experience that it would provide. If there was a question that couldn't be answered I would have it by the time I returned home. Greg knew the ranch as well as if he owned it himself. I could write pages on the follow-up Greg provided. The contacts the man has are amazing and he can recommend someone for every need you may have. It didn't matter if it was a lawyer, insurance, a fence man, or the best place to get a burger, he had it all. I can call him anytime and ask him a question and not only does it get answered, but it is done because he cares and not because he has to. I am proud of my purchase and I can tell you that the three of us that hunted Elk the first year, all took nice bulls, our first bulls. I am also proud that I can call Greg Liddle my friend. Great Communication
I wanted to send you a note to more formally thank you for your support in marketing and selling the Buckman mountain property in New Mexico. As you know, this was my second experience working with you and your professionalism and dedication were every bit as impressive on the sell side as on the buy side. In my mind you again went well and above any expectation I had, beginning with the thoughtful and organized approach to marketing the property and finishing with the impressive efficiency of the closing process. In between, further examples were equally if not more impressive. I was expecting that given the time of year and the remote nature of the property, it would be late spring before any realistic opportunity would arise but when you had an interested buyer, you were willing (and able) to move mountains to keep the transaction moving. In this case, mountains of equipment (GMC, Polaris, ski-doo) to get the prospective buyers in to see the property. Incredibly impressive indeed and when you add the level of communication throughout the process, it couldn't have been a better experience for me. Thanks again Greg for going the extra mile. Thank You For Your Years Of Service
Greg, I just wanted to drop you a quick note to thank you for your years of service selling our parcels at Pinon Hills. I have been in the business for over 40 years, as a developer, investor, and broker and have never worked with a Broker as professional, competent and diligent as you and your team, (Linda as been excellent, as you are well aware). House Shopping Adventure
My experience with Hayden Outdoors was really great and fun. I called them up (Westcliffe, CO office) from out of state, told them what I was looking for and they lined up quite a few houses for me to come and look at. My first contact with the Westcliffe office was with Lisa Frank. She worked her tail off trying to find the perfect house for me. Her partner, Twila Geroux, who was also looking very hard for me, then she contacted me with a brand new listing. I looked at that house and was thrilled. I bought it shortly after seeing it. Twila also put me in touch with a lending agent who made financing a painless experience. The closing went very smoothly. Both women I dealt with at Hayden Outdoors are not only the friendliest gals I've ever dealt with but are also extremely wonderful, very knowledgeable and they made searching for and buying a house a relatively easy and fun experience. If I ever have to move locations, I will definitely use Hayden Outdoors again thanks to these two gals. They take customer service to a whole new level. Wow!
Wow. Hayden Outdoor Realtors. Not enough words to express our appreciation. We decided to sell our 8 acre 16 year ranch, and hurriedly got it ready for sale. It was listed with another agency who only utilized MLS listings. Well MLS is only available to realtors, not the public. Three months went by and only one viewing, no contracts. When our listing contract was up we decided to go with Shad Sheldon and Hayden Outdoor Realtors. So glad we did. Our listing was placed on over 1,400 sites nationwide. Thorough and Knowledgeable
Justin was very thorough and knowledgeable on the process and how we needed to go about completing it. He didn't constantly rush or hound us on trying to make a decision, and I would recommend him. Justin was very professional, and courteous of our time and wishes to view the property, and made sure our questions were answered very timely. He took the time to make sure that we understood the agreements and what all was contained within them, I think that's a big move on his part to make sure we were happy with how it was going to play out.

Someone you could work with and trust
"My first recollection of Jim Digby would be of a name on a sign next to some property I had just purchased. I gave him a call, and just remember talking to someone who was immediately someone you could work with and trust. He didn't try to oversell me or tell me about the great opportunity, or the abundance of wildlife, or how I needed to move fast or it would be gone.
