The Turner Ranch Legacy, located just north of the Bent's Old Fort National Historic Site in La Junta Colorado, is one of the last great working cattle ranches combined with 700+ irrigated farm ground, farm acreage and incredible hunting properties all rolled into one that still exists today. Being worked by the same family since 1964, the ranch totals  +/-14,177 acres comprised of +/-3112 acres of deeded bottomland, +/- 1185 acres of state lease and 175 shares of the Timberlake Grazing Association (+/- 9880 acres of state lease and deeded ground). This Grazing Association has been in existence since 1966, is well watered and extends to Horse Creek Reservoir. The bylaws state it will have perpetual existence. Timberlake Grazing Association borders upon the Timberlake (Horse Creek Reservoir) that provides excellent fishing and unparalleled water fowling including pintails, mallards, widgeon, teal, honkers, snows and speckle-bellied geese.  Timberlake Association members have access to this lake and its recreation.

The Turner Ranch has been (and is currently running) +/- 450 head of white face Herefords and on good precipitation years can carry quite a bit more. The +/- 700 acres of irrigated ground produces alfalfa, wheat, oats and other crops annually and holds an incredible amount of deer, turkey and pheasants on the property. 

TROPHY WHITETAIL, PHEASANTS AND WATERFOWL

With over 6.5 miles on both sides of Horse Creek (year round water way) the ranch provides for incredible trophy whitetail hunting, with one of the largest bucks in the state coming from this ranch. The western breaks hold a pretty good herd of mule deer and elk can be seasonal on the ranch.  Bobwhites and blue quail both call the ranch home and one can’t go anywhere on the ranch without flushing pheasants in good numbers. Water fowling includes woodies along the creek, mallards and pintails on most of the waterways, marshes and ponds. Of course the Timberlake Reservoir can be black with water owl certain times of the year.

 

MINERAL RIGHTS AND WATER RIGHTS

Mineral rights:  95% of minerals are being conveyed and there is an active play in the area. This alone could possibly pay for this ranch in the long run.

Water rights are very senior (go back as far as the late 1890’s) and high volume:  265.3 acres with 414 shares of Ft. Lyon Canal; 460.4 acres with 20 cfs of Canaday Canal 1892 water rights.  In 2016, the Ft Lyons Canyon installed a new water tunnel that cost in excess of $1.5 million. Water is the gold standard now. 

 

IMPROVEMENTS INCLUDE:

2000 Sq. Ft. brick ranch house with 4 bedrooms and 2 baths, Shop (42’ x 72’), Calving/Horse Barn (30’ x 50’), 2 car garage (24’ x 32’), Machine Shed (31’ x 36’) 8000 Bushel Grain Bin.  

 

 

La Junta, Colorado population of +/- 7500 is  known as the cattle capital of Colorado and is located on Highway 50 about 60 minutes east of Pueblo and I-25.  There is a Walmart center, a downtown shopping area, good restaurants and a medical facility. With easy private air access 10 minutes from the Turner Ranch, the town enjoys 4-lane access via Highway 50 to Pueblo, Kansas, Oklahoma and Texas.  There are commercial air flights into Pueblo (1 hour), Colorado Springs (1 hour/45 minutes) and Denver (2 hours/50 minutes)
