Property Description

Located in Albany County just on the outskirts of Rock River Wyoming, the Three Quarter Box C Ranch is a true working Wyoming Cattle Ranch.  Sprawling over 12,000 +\- Acres, with 8780 +\- deeded, and the remainder split between State and BLM lease, elevations range between 6700 feet along Rock Creek to 7400 feet up on the high plateaus on the range.  The ranch has water rights, meadows, pastures and rangeland that is conducive for anything from cattle to big game.  it is just 15 minutes between two mountain ranges, the Laramie Mountains to the east and the Snowy Range Mountains to the west, and about 30 minutes north of Laramie Wyoming.

Although ownership and boundaries have changed throughout the years, the ranch can be dated back to 1885 with the original log constructed homestead headquarters, stock and hay barns, all being built in 1900.  The barn carvings show the history of frontier settlers and real Wyoming Cowboys, back to the days when the infamous Tom Horn rode the range and worked the Laramie area as a stock detective.  He met his controversial demise at the gallows in Cheyenne in 1903.

In the past, the ranch has been used for sheep, cattle and horses. It has been reported that in the 1920s and 1930s the property was used almost exclusively as a horse ranch and later was home to a commercial registered angus herd.

Currently the ranch  comfortably runs about 400 head of cattle with irrigated and sub irrigated creek bottom that produce hay yields averaging 1100 to 1200 tons per year.  The meadows and pastures also provide excellent feed and protection for the winter months and calving season.  The working operation includes the original log barn and shop as well as two calving barns, working corrals, workshop, scalehouse, meat cooler, feeder bins and fuel tanks.

The original homestead house is 3 BR and 1 BA and has been well kept and has provided for the owners and their family quite well.  In addition to the homestead, there is a second residence that is 3 BR 2BA with a two car detached garage that is located on the opposite side of the ranch and sits on the banks of Rock Creek.

The ranch has an abundance of small and big game including resident antelope and deer with occasional visits from bigger fellas such as elk and moose.  A host of other Wyoming wildlife also call the ranch home and can be seen on a regular basis.  Rock Creek is just steps away from both residences and offers the thrill of landing the big brown or rainbow trout, as well as providing live water that represents limitless other opportunities for the ranch and its residents.

The area is rich in history with excellent location, being home to the University of Wyoming in Laramie, the Wyoming State Capitol in Cheyenne, and a short drive back to the hustle and bustle of the Colorado front range.

The Three Quarter Box C Ranch is truly an opportunity to have a piece of the last frontier in the lower 48 In the great State of Wyoming!  Qualified inquiries only.
