Property Description

Sage Creek Ranch offers a nice place to escape especially during uncertain times.  Consider your own getaway in the mountains of Colorado, 25 minutes north of I -70. Three owner houses, one guest cabin and one workers home. Escape to Your own respite in Colorado, enjoy spring fed water, fresh mountain air, and more stars than you can count.

The Sage Creek Ranch is an excellent year-round property located near McCoy, Colorado. McCoy is 40 miles North of Vail and 52 miles South of Steamboat Springs, Colorado. This location allows for owners to enjoy world class amenities just a short drive from their fine ranch.

Sage Creek Ranch offers 1,056+/- deeded acres of very diverse habitat on a large south facing slope and it includes 11,925+/-  BLM acres. The ranch offers excellent water rights, hay meadows, big views and outstanding improvements. Well done and not overblown, the amenities offered on the Sage Creek Ranch “live big.” Bordering thousands of acres of protected BLM, this cattle & recreational ranch is quite expansive. Trophy Elk and Mule Deer are common along with excellent hunting for  Black Bears.

There is world class gold medal fishing in the Colorado River just a few miles below the ranch. Many outstanding float trips begin and end within 10 minutes of this fine property. This truly is a great way to enjoy world class fishing and enjoy seeing the “backcountry” of central Colorado.

The hunting for Elk is in Game Management Unit 26 and offers over the counter elk hunting for archery, 2nd and 3rd rifle seasons. One can expect good quality bulls with trophy bulls nearing 350 inches possible. There are a good number of local elk and this area also gets good migration from the north. Overall, this is an excellent all-season elk property.

Mule deer on this ranch are excellent with good numbers of animals and the quality is also excellent. It is not uncommon to see or take animals in the 180-inch range with an occasional bruiser scoring more. The combination and diversity of the habitat lend very well to trophy antlers on both deer and elk. Deer in Colorado are by draw only and landowner vouchers in Colorado are a great way for landowners to enjoy consistent tags.

Vail, Colorado just 45 minutes from the property offers world class skiing, dining and amenities. Steamboat Springs is just under an hour and offers these same world class opportunities. Spring, summer, fall or winter both areas are excellent for recreation, shopping and sightseeing. Both Vail and Steamboat offer jet service for Commercial Flights and private air.

Approved to run over 1100 AUM’s with public grazing allotments on BLM land, this ranch allows the owners to create income from grazing rights or keep them to run their own operation. Infrastructure for ranching includes multiple outbuildings, large workshop metal building, water tanks, corrals, pens and more.

The improvements on the ranch are plentiful with Multiple custom-made buildings. All have expansive vistas and great functionality for guests or family. Simply put, they are what you want to see in Colorado on a high-country ranch. Quality throughout and a historic feel make it the perfect setting.

Long hay meadows surrounded by oak brush and timber in lower country lead to high country with water, aspens and pines intermixed. Sage Creek Ranch also offers extensive water rights. The ranch “protects” excellent high-country BLM, and this allows for excellent opportunities in ranching and hunting, enjoyment of the ranch. Privacy on this ranch is at a premium with little or no access from beyond the ranch boundaries.
