Rolling T Ranch is divided into 3 parcels totaling 149+/- acres to be sold as one large piece, but may be divided and sold separately. The Ranch is currently being grazed but will be marketed as a potential gravel mine location due to the close proximity to the South Platte River, and some preliminary third party testing to determine potential depth and amount of gravel beneath the surface. We do recommend that any potential Buyer have the gravel/aggregate independently tested.
There is currently easy access to Hwy. 85 and Hwy. 60. Future plans also show the extension of County Rd. 35 across the South Platte River North connecting into Evans at 35th Avenue.
