Property Description

This exceptional farm/ranch offering is located just one mile north of Peetz, Colorado.  Peetz, population 227, is home to the RE-5 School District and Peetz K-12 school. Sidney, Nebraska, population 6,750, is located just 20 miles to the north and is home to a municipal airport with a 6,600 ft. runway.  Sterling, Colorado, is located just 25 miles to the south and is the county seat for Logan County. Property - 640 acres M/L consisting of 395 acres M/L of sprinkler irrigated land under 3 center pivot sprinklers. 305 of these acres M/L in grass for grazing and the balance of 90 acres M/L in crop land. 7 acres M/L in flood irrigated crop land, 6 acres M/L dryland alfalfa/grass hay, 18 acres M/L in grass that can be flood irrigated, 85 acres M/L in dryland farm ground, 118 acres M/L in dry grassland. Water - 635 acre feet of soft water produced by 3 decreed ground water wells with decreed uses as follows: Irrigation within Section 28, livestock watering, domestic uses and special short term projects, such as road construction and other maintenance projects, windmill operation and/or construction and oil field well development within Logan County Colorado. This water well field does not require an augmentation plan. The west well has a 10” Sargent  pump and a 100 hp hollow shaft electric motor pumping 1100 gpm.  The middle well is a 20hp submersible and the east is 15 hp. submersible. These wells are 160’ to 200’ deep with standing water @ 100’.  The water lines are all interconnected making for the ”well field”.   The pumping costs are historically $30/acre.  These grass acres were all once farmed and carry FSA base acres. 

Wind Generation - Included in sale are 100% of the rights to 2 wind turbans and one ½ mile transmission line easements that pay approximately $14,000.00 per year, providing the transmission line easements are held in separate entities.
