Property Description

This exceptional farm/ranch offering is located just one mile north of Peetz, Colorado.  Peetz, population 227, is home to the RE-5 School District and Peetz K-12 school. Sidney, Nebraska, is located just 20 miles to the north and is home to a municipal airport with a 6,600 ft. runway.  Sterling, Colorado is located just 25 miles to the south and is the county seat for Logan County. Sterling has an ethanol plant. Both Peetz and Sterling have adequate grain marketing and agricultural support facilities. There is adequate feed growing capacity and ample water. This farm is complete with an updated set of improvements and would make a great investment opportunity or addition to any established operation.

Property - 633.98 acres M/L consisting of 480 acres M/L of crop land under 3 center pivot sprinklers. 53.49 acres M/L of flood irrigated crop land. 11 acres M/L of dry crop land  52 acres M/L dryland grass. 4.11 acres M/L CRP w/trees. 33.38 acres M/L including improvements and surrounding grass land.

Water - 760 acre feet of soft water produced by 4 decreed ground water wells with decreed uses as follows: Irrigation within Section 25, livestock watering, domestic uses and special short term projects, such as road construction and other maintenance projects, windmill operation and/or construction and oil field well development within Logan County Colorado. This water well field does not require an augmentation plan.

The depth of the wells range from 120 to 160 ft. with the standing water level @ 70 ft. resulting in very reasonable pumping cost.  (Historically $50/ acre and can be managed to be 90 KW.)  The four wells are all interconnected making any one or all four available at any given time thus the water right concept “Well Field”. The NW and the Center wells are line shaft turbine pumps 8” and 6” built by Sargent Irrigation with 60hp and 40 hp hollow shaft electric motors. The SW and the House well are 30hp and 20 hp submersible 3 phase wells.

Improvements - A 5 bedroom, 2 bath home, quonset/shop, 3 bay garage, barn with loafing shed, corrals w/ hydraulic work chute, chicken house/calving shed, 6 grain bins/25000 bu. all in good condition.
