Activities & Amenities
400 acres of prime recreational hunting property located in Major County, Oklahoma. Hunting of whitetail deer and Rio Grande wild turkey is well known in this region of Oklahoma for the abundant numbers and quality of genetics. This region of Oklahoma also holds bob white quail and offers some great upland hunting opportunities as well.
This property is 95% heavy canopy cover with large cottonwoods, cedar, plum thickets and decent amount of native grasses throughout. The property was once part of a Oklahoma Wildlife Conservation habitat improvements program that has since expired but during the ten years under this program the property naturally improved into an exceptional wildlife haven. Heavy cover and dense habitat took over this 400 acres and it has developed into one fine hunting property. The property owner took further steps to improve the habitat by implementing additional food plots and numerous feeders in several key locations. Water on the property includes two solar wells and a pond with a great area to create a large wetland area. There is a low lying area on this property that can be easily excavated to potentially create a waterfowl wetland for the wet winter months.
To accommodate the remote and private location to this property, in 2005 a 400 square foot cabin was constructed for a hunting camp. The cabin fits this property perfectly with location, size and amenities. This cabin lies in a very private setting on the property with all electric power. The cabin includes two bedrooms, one full bath, kitchen and large open living area. The cabin is in great condition with custom pier and conventional foundation. The exterior is modern exterior plywood siding with composite shingle roof. Interior of the cabin is of modest design and is very functional for a hunting cabin. This cabin offers a great asset to this property due to the property's remote location. Access to the property is by established lease roads that are common in the area with oil and gas production. The main interior roads are of very sandy soils that can limit access other than anything but 4WD or atv's.
No minerals are included with the sale however there is a wind energy lease that went into place in 2016. The landowner currently receives income from this lease on a per acre, per year income that has 3 years remaining before renewal. Currently there are no towers are on the property. This lease agreement is available upon request by serious inquiries only.
