This property is only about 20 miles from the Great Western Colorado city of Grand Junction. Grand Junction has a great airport that has daily commercial service by more than one major airline and is easily accessible. Grand Junction is the largest city in Western CO and lies in the grand valley where the best fruit is harvested. You start driving up through Glade Park which is a sight to see if you love beautiful landscapes. Just look up Glade Park and you will see what I am describing. This property controls access on the east side of about 5000 acres of BLM lands that are pretty much land locked by terrain and private property. This parcel has a locked gate with only limited access the rancher that grazes the BLM and another person who accesses for irrigation purposes only. There is no recreational access by either party. This parcel is a natural crossing for Deer, Elk, Bear, and Mountain Lion. It is located in hunting unit 40 which is a quality special draw area. From this parcel there is vehicular access to the west side as there are private lands that one would have to cross. For a good part of the year, Clark Wash, which winds through the property has running water. For the four or five years that the owner has owned the property, they have not seen another hunter on the eastern side of the BLM lands. There are many pictures taken by the owner of Mountain Lions, Bear, Elk, and Deer. Elk tracks were everywhere on the muddy ground when this property was inspected by me. In the very recent past two bull elk were taken that scored over 400 on the B&C scoring method hear this property. During the rut sleep is hard to come by due to the bugling bull elk. This property has gated access and has good roads to the property. Pinion/Juniper trees are the dominant land cover here and it is an easy property to ride, walk or drive one. An elk hunters dream with many good buck deer here too.
