Happy Hunting Ground- Colorado
Available

Property Description:
One of the biggest challenges sportsman have in locating good property is finding something close enough for an easy drive, yet adequately remote to offer good hunting. This property is 2 hours and 20 minutes from Denver; remote enough to offer little/no hunting pressure. Situated on 226 Acres in Northeastern Colorado, near the town of Sedgwick, Platte River Outdoors boasts outstanding hunting and absolute tranquility. The property runs for nearly a mile along the south side of the river. The river bottom is wide and offers excellent mixes of sloughs, thickets, grassland, trees, water all lying next to excellent production ground.

There is only one word that describes the deer hunting on this property; UNBELIEVABLE. The property is clearly a Whitetail trophy property. The number of large bucks on the river property is exceptional and will continue to be that way as long as the ranch continues to be responsibly managed. The property has been managed for quality deer and the owners have only taken a few deer a year with management in mind. This area of Colorado in GMU Unit 92 is excellent for numbers of white-tailed deer and turkey. It is truly a trophy property with world class deer opportunities. The owners have taken a 190 inch non-typical and 158 inch bow kill in the past two seasons. The river portion of the property is completely tree covered. The west end is very heavily wooded making it ideal for the archery or black powder hunter due to the number of trails running throughout. Several small ponds are also located on this portion of the property.

If you're careful and quiet when you walk the property you'll easily see 30 or more deer on every trek and ducks in nearly all of the sloughs. This property will yield excellent results for any sportsman hoping to hunt white-tailed deer, waterfowl, turkey, bobwhite quail and some pheasants. The property has great stand locations for any wind direction, several blinds and pits for water-fowling, excellent thickets and bedding cover for quail and deer. The location in the central flyway allows for spring hunting for snow geese and the huge fall flights any water-fowler would hope to see! Early in the waterfowl season, Mallards, Gadwall, Teal ducks are hunted, while later in the season when the duck hunting really picks up, one shoots almost exclusively mallards. Goose hunting is great from Christmas through February, although opening weekend is usually pretty good as well. Doves and quail are abundant on the property, which makes for a great change of pace from the waterfowl. There are over 200 resident Turkeys on the property, which have been conservatively managed throughout.

With all this hunting, you will need a place to rest and reminisce. Thankfully, there is a modest quality newer home (modular), as well as a older farm house on the property. The home has three bedrooms, full kitchen, propane heat, electricity, water and satellite television.

This gem won't last long, call today to see this property for yourself!
