Manner of the sale:
We will be offering this fine ranch in 4 parcels and a combination of parcels 1, 2, &3. Parcel one will consist of approximately 305 +/- acres with excellent access and a good spring fed pond. Parcel two will consist of approximately 690 +/- acres including fantastic draws and the 12+/- lake. Parcel three will consist of approximately 425 +/- acres including the watershed and an excellent treed draw. Parcel four will be a 14.5 acre building site to be sold as an outparcel to the main ranch. All of the seller’s water, mineral, and wind rights will transfer to the buyer at closing.

Terms of the sale: 10% of the successful bid price shall be given as irrevocable earnest money made payable to Charlson and Wilson Abstractors, Manhattan, Kansas. The balance of shall be paid in full at closing on or before April 18, 2008. Buyer shall execute a specific performance purchase contract upon completion of successful bid. Seller shall furnish a properly executed Warranty Deed and a title insurance policy showing marketable title. Property will be sold subject to any easements, restrictions, rights of way, covenants or reservations of record.
