Grove Creek Ranch is located south of the town of Collbran in Mesa County, Colorado. It is just one hour from the town of Grand Junction and good air service. The current owner owns one-half (1/2) of the mineral rights on approximately 1,100-acres of the ranch of which all will transfer to the buyer. The Ranch is presently divided into 40 parcels (aliquot descriptions of 40-acres for the majority of the parcels). This division was completed for legal descriptions and county zoning only. The property has a 400-acre conservation easement held by the Colorado Cattlemen’s Agricultural Land Trust. Grove Creek Ranch is surrounded along the southern and eastern boundaries by Forest Service Lands (approx. 2.5 miles of boundary. There are 11 parcels that abut Forest Service Land with one 40-acre parcel surrounded by Forest Service Land. The famous YT Ranch abuts the north boundary of Grove Creek Ranch.

Three of the main drainages on the ranch have running streams. Two of the streams are intermittent and run through the Spring runoff and most of the Summer. Grove Creek is the largest drainage and is a year-round stream. Grove Creek Ranch has approximately 1 to 1-1/2 CFS adjudicated water rights that are from naturally occurring springs at different elevations throughout the ranch. The main ponds by the Moose Saloon cabin are fed from Grove Creek. The water is taken from Grove Creek, approximately 2-CFS, and returned to Grove Creek after it has run through all of the ponds. Overall, Grove Creek Ranch has approximately 7-1/2 CFS of water rights.

The property is home to many animal species. It is located in Game Management Unit 421 and is very unusual because it offers truly trophy elk hunting within an over the counter unit with the division of wildlife. This means tags for the ranch are over the counter for 2nd and 3rd rifle seasons and archery. Landowner tags are also available for elk and deer within the division of wildlife landowner program. The current owner has offered very few individuals the opportunity to hunt the ranch and the quality of the bulls is tremendous. It is a main Elk and Deer migration route with resident Elk and Deer on the property year around. There is an excellent internal trail and road system throughout the ranch and some great stand sites along and near that trail. This road system covers almost 8 miles. The merriam turkey hunting is excellent with a good population of foul for the cagy caller. In addition, there are Blue Grouse, Black Bear, Bobcat, Falcons, Coyote, and Rabbit to name a few of the ranches inhabitants.

Grove Creek offers opportunities for brook trout and brown trout and several of the beaver dams and ponds can provide good action. There is excellent potential to improve the fisheries should the owner elect.

The views on and from the property are world class with snow capped peaks in all directions. There are some of the most beautiful meadows any of us have ever seen on this ranch. Let's just say "Colorful Colorado" does not even come close.

The property is a good mix of meadows, mid range country and high country. This offers all of the wildlife on the ranch a year around home. Excellent meadows mixed with Oak Brush and Aspens cover the lower third of the ranch with Aspens intermingled with Pine trees covering the middle third and then mainly Pine trees covering the upper third of the property. Elevation of the property ranges from approximately 7100 feet to 9200 feet.

The improvements are excellent in location on the ranch and very well done but not overblown. The property has a good shop and metal building for equipment and hay storage, good fencing, 4 very good residential structures and 2 excellent cabins up on the mountain. There is excellent gas production in the area and on all of the surrounding properties. Many of the neighbors are gas and oil companies.
