"I met Mr. Jim Donahue in 2005 and we were quick to develop a good relationship. I was flattered to accompany him on three occasions to discuss selling his prized ranch. Each time I could tell that selling something he loved so much was very difficult. So, as the years went by we stayed in contact and just talked about our business at Hayden Outdoors and his Donahue Corporation. Jim Donahue was a man of great vision and of soft spoken nature and he taught me a lot in the short time we knew each other. I only hope that we can do as good of a job of selling this fine ranch as Mr. Donahue did owning and enjoying it.

The beauty of the ranch is undeniable and unique and the history of the ranch is inspiring. Settled and owned by only three families since 1860. Mr. Donahue took his rightful place with pride of ownership in such an important piece of Kansas History. The ranch as my grandpa used to say is "A good one... You can tell a good one when the people that own them are successful and they rarely change hands." The Clover Cliff Ranch began the first year Abraham Lincoln was president and has had only 3 owners since.

The Clover Cliff Ranch is the epitome of the Kansas Flint Hills and embodies the pure quality and functionality this region offers. From its winding creek bottoms to the upper hills of big bluestem grasses and fine fences the Clover Cliff is something to behold. Springs fill grass and timbered draws opening to the excellent alfalfa and wheat ground below. Good watershed ponds offer excellent stock water with opportunities for fishing and waterfowl hunting. Very simply the ranch offers the best production from 6-7 acres to the cow unit to world class white-tailed deer hunting. The original limestone home is perched above the alfalfa fields and the Cottonwood River and surrounded by the Flint Hills. The Clover Cliff is centrally located just west of the City of Emporia in Chase County, Kansas near the small town of Strong City. Manhattan, Wichita and Salina are all less than 75 miles and provide good air service. The ranch has a certified set of commercial scales for the hay and cattle business. Current operators are able to have great access to the strong hay market with the ranch's location on Highway 50.

Production wise the Clover Cliff and the overall area of the Flint Hills Region is world renowned for its quality grasses and excellent carrying capacity. Winters are generally mild and allow for good year around operations. The ranch is rated at 650 mother cows and offers excellent shelter from both winter and summer heat. Good water and excellent fences with good gates to each pasture make the ranch easy to operate. The working facilities and holding pens are in great conditions and very well thought out. There is a good 110 x 42' metal shop building with a good place to work cattle. The ranch has two excellent hay storage buildings, one 144' x 54' and one 140' x 54'.

This 3,900+ acre property offer many hunting opportunities. Kansas is known for its world class white-tailed deer. This ranch lies right in the middle of the very best hunting in Kansas. Traditional stand hunting may be done on the portion of the land on Cottonwood River with excellent opportunities for trophy deer. The rest of the ranch is very unique and offers excellent stand and spot and stalk opportunities for those same deer. Turkey hunting is excellent with good numbers of birds throughout the south and central part of the ranch. Bobwhite quail are on the rebound on the ranch and offer some of the very most "classic" chances of hunting this great game bird. Prairie Chickens are prevalent on the ranch and hunting them is a good pastime at the Clover Cliff. The fishing on the ranch is good with bass, catfish and sunfish in the ponds and some catfish in the Cottonwood River.
